Completely renovated in 2025 and stylishly furnished, this 6-person villa is located in a quiet, sunny location on Monte Pedreguer, which enjoys sunshine all day long in both summer and winter. Enjoy breathtaking views of the Mediterranean Sea and the imposing Montgó Mountain and Nature Park – a place where peace, space and comfort come together. On clear days, the islands of Ibiza and Formentera can be seen from the terraces.

The villa is centrally located between the popular coastal towns of Dénia and Jávea (both about 15 minutes away by car) and Moraira, about 20 minutes away. For your daily shopping or an afternoon of shopping, you can reach the modern, covered Portal de la Marina shopping centre within 10 minutes.
 The charming Spanish village of Pedreguer, with its supermarkets and restaurants, is located at the foot of the mountain and is easily accessible. Discover the charm of the Costa Blanca. Golf enthusiasts will find themselves in a real paradise here, with the best courses of Olazábal, Ballesteros and Arana nearby.

 Not far away you will find cosy restaurants and terraces, while the beaches of Dénia and Jávea are only about 20 minutes away by car. The area invites you to walk and cycle through the Mediterranean countryside, and in the charming village you can still taste the authentic Spanish atmosphere. A perfect base for relaxation and sporting activities.

Thanks to its Mediterranean climate, the Costa Blanca is blessed with more than 300 days of sunshine a year. There is little rainfall throughout the year and the sun shines often and brightly. The World Health Organisation (WHO) even describes it as one of the healthiest regions in the world. This climate has a very positive effect on health and even alleviates the symptoms of certain health problems. Due to the prevailing microclimate, you can enjoy pleasant temperatures all year round, with warm but not too hot days (around 30°C) in summer, especially thanks to the sea breeze that blows there, and relatively warm winters.

Pedreguer is easily accessible via the AP-7 motorway, less than an hour from Alicante and Valencia airports.

Room layout:

Living space: 180 square metres. Plot size approx. 750 square metres. The plot is completely fenced in.

The living room/kitchen area and a guest WC are located on the street level, with large French doors opening onto the covered balcony. An internal staircase leads downstairs to two bedrooms and a bathroom on the right, and a third bedroom with en-suite bathroom and utility room on the left. A door in the hallway leads out to the pool area.

Bedrooms: 3

All 3 bedrooms are equipped with luxurious box spring beds and toppers, as well as bedside tables and windows. The windows all have external blinds, thick curtains on the inside for darkening and anti-mosquito nets.

2 bedrooms with 2 single beds each 0.90 m wide x 2 m long.

Living/dining area – one large room upstairs. Living area with two-seater upholstered sofa and an armchair, coffee table, wall cupboard, sliding doors leading out onto the covered terrace. Dining area: with rectangular wooden table and 6 upholstered chairs. Here, too, large sliding doors lead out onto the covered terrace.

Kitchen: American style, new, modern, fully equipped, right next to the dining area.

Separate laundry room with washing machine and dryer downstairs.

You can enjoy the outdoor area – both on the sun terrace by the pool with a dining table for 6 people, with high-backed, adjustable chairs, and an awning above to provide shade; right next to the small covered summer kitchen with brick barbecue, sink and small refrigerator. A modern gas barbecue is also available.

The same applies to the covered terrace above the living area/kitchen, with lounge set, three-seater sofa and 2 armchairs, table and magnificent views over the surrounding mountains to the sea at Javea.

Pool size: kidney-shaped 9.50 x 4.50 m, 1.40 to 2 m deep, with Roman steps and ladder for access, with outdoor shower and interior lighting.

Garden: around the house, terraced, planted with Mediterranean shrubs.

Kitchen: Induction cooker with 6 hotplates, oven, extractor hood, large refrigerator with freezer compartment, dishwasher, microwave, coffee machine, toaster, electric kettle. Washing machine and dryer, iron and ironing board - in separate utility room, vacuum cleaner.

Technology: Chromecast – plays programmes and streaming services from guests' mobile phones, package: NL-Ziet – 58 channels in Dutch and some in English. Fibre optic internet 600 Mb download speed, good reception by the pool.
5 air conditioning units – heating/cooling: all 3 bedrooms, kitchen, living/dining room. Electric heaters in the bathrooms. The wood-burning stove in the living area shown in the photos is NOT available for guests to use.
