All 3 bedrooms with windows that can be darkened with external blinds; 2 bedside lamps, 2 wall lamps above the bed, ceiling fans with lamp, and A/C.
Bathrooms: 2
One large bathroom with shower, washbasin with vanity unit, WC, bidet, hairdryer, window to front. A smaller bathroom with shower, washbasin with vanity unit, window to the rear. Both with infrared radiators and integrated towel rails.
Both bathrooms with Grohe economy shower heads with massage jet.
Living/dining room: two upholstered twin sofas and 2 armchairs, with square coffee table and 3 small side tables, and serving trolley. Exit to the pool terrace through large French doors.
The desk in the living room is not for guests and remains locked.
Dining area: between living area and kitchen counter, with rectangular wooden table and 6 wooden chairs with cushions.
Kitchen American, modern kitchen with counter to living/dining area, 2 bar stools, 2 large floor windows to slide, go directly onto the covered terrace, with grille doors.
Sun terrace: by the pool, partly barely visible.
Covered outdoor kitchen with charcoal grill, sink with hot water boiler, fan. Counter with 2 wooden bar stools.
Next to it, as a 2nd outdoor dining area, is a brick bench for 4 people with round wooden table and 4 garden chairs.
Covered terrace: in front of the kitchen at the house entrance, with dining table and 6 chairs. View towards El Portet.
Pool size: approx. 8 x 4 m, front approx. 3 m, back approx. 4 m, depth: approx. 1.30 - 2.20 m, with Roman steps, with interior lighting. with outdoor shower (cold). A railing closes off the pool area to the lower part of the garden. View over palm trees and pine trees to the sea - to El Portet bay.
Garden: around the house, he is planted with fruit trees, palms and pines as well as flowering bushes. Walls, bushes and trees make the garden very private with little view.
Car/Parking: Parking on the property for 2 cars, one space open, one space covered. The garage remains locked and is not available for guests. The house is situated in a cul-de-sac.

Electric ceramic hob with 4 plates, with electric oven, extractor bonnet, fridge with freezer compartment, dishwasher, microwave, French Press coffee pot, Nespresso coffee capsule machine, toaster, electric kettle, blender, electric citrus press, washing machine, iron/ironing board, rotary clothes dryer behind the house, folding clothes horse.
Smart TV (Samsung), German/Astra 1, Netflix, Prime etc. can be streamed with the guests' own account. Spanish standard channels can be watched via app on TV.
4 A/C units in all 3 bedrooms and living room that cool and heat. In addition, there are ceiling fans in all 3 bedrooms and in the living room, closed fireplace with heating cassette in the living room.
1 mobile gas stove, infrared radiators in both bathrooms.
In the garden there is a charcoal barbecue, 10 garden chairs and 2 tables, 6 garden loungers, 2 sunshades.
All windows are double glazed and have anti-mosquito screens, all windows and French doors have bars. However, the French windows do not have anti-mosquito screens.

Environment
Villa Rias is situated in a small, quiet cul-de-sac. To the sandy beach of El Portet bay you walk through small residential streets, about 450 m, easy walking distance.
To the main beach in Moraira centre, also sandy, it is approx. 2.2 km, further bathing beaches along the coastal road in the direction of Benissa and Calpe.
You reach the centre after approx. 1.8 km. There you will also find the marina for sports boats and a pretty little old part of town. The small harbour can also be reached on a footpath above El Portet bay along the sea and then through a small park. Fantastically beautiful !
Shops, restaurants, supermarket: Restaurant La Casita on the way to the beach about 400 m away , 2 beach restaurants/bars about 450 m away. Upscale restaurant Le Dauphin on the beach approx. 650 m.

Dear Brigitte, we really enjoyed our stay in Villa Rias, Moraira, during this summer. Everything went smooth, the house was clean, everything worked, was ideally located and the outdoor area was perfect. Also many thanks for the friendly contact we had in the booking process and during our stay. We will for sure book the same (or another) house with you some time ! Thanks !

Nous avons passé deux très bonnes semaines fin juin/début juillet, l'extérieur est vraiment très agréable, avec l'ombre du palmier bien appréciable quand il fait chaud. La localisation est parfaite, permettant de faire beaucoup de choses à pied.
Il manquait juste la notice pour la machine à laver, afin de connaître le temps correspondant à chaque cycle de lavage.
De plus en arrivant, alors que nous étions deux couples, un seul jeu de clefs et bip pour l'ouverture du portail nous a été remis, alors que nous en demandions un supplémentaire et il a fallu passer un mail à Mme Erdman afin de pouvoir obtenir un second jeu, ce qui a finalement été possible.
Nous louons par votre site depuis 2011 et mon frère a suivi également notre exemple et nous sommes toujours ravis de vos services. Un grand merci à Brigitte Erdman et à Marc et sa famille pour leur accueil. A bientôt

Monsieur Fürderer a été désolé de ne pas avoir pensé au deuxième jeu de clés pour vous. Mais cela a été rapidement réparé.

In April we stayed in two of SunnyholidaysVillas (two weeks in Moraira, Villa Rias, and two weeks in Javea, Villa Ensueno).
We are very happy and impressed with the kind help from both SHV's Brigitte - and the caretakers in the two villas. Everything was super. We give our warmest recommodations!

Stayed with my partner in Villa Rias in the end of June. We had an amazing time throughout in this marvelous villa. Very spacious, large rooms and great amenities. Walking distance from a great beach nearby and a close drive to Moraira city centre. Will definitely come again!!

We had the pleasure of staying at Villa Rias for a delightful two weeks, and it's safe to say that the experience was nothing short of exceptional.
The house itself is a gem! Just a short walk from the beach, the location is simply perfect. There's a short but breathtaking stroll along a meandering road above the sea which leads right into Moraira, where we spent most of our nights eating out and enjoying the local scene.
The convenience of having a few restaurants within close proximity and a convenient grocery store within walking distance was an added bonus, which makes the stay hassle-free as we had everything we needed right outside our front door.
One of the highlights was undoubtedly the swimming pool, which we used non-stop, along with the barbecue area and outdoor dining table. This became the hub of our stay; eating, enjoying some wine, and endless conversation along a few card games under the stars.
The front of the house has a stunning view of the mountain where we enjoyed our morning breakfasts. This gave us a picturesque start to the day.
The bedrooms are simply enormous with large beds, air-con, and black out blinds. I honestly haven’t slept that well in years!
The house is also ideal for day trips to nearby towns such as Dénia, Javea, and Altea, as well as one of our favourite beaches to visit, Granadella. Being situated on a cul de sac away from the main road gives absolute peace and quiet. We found it easy to relax and unwind.
Overall, our time at Villa Rias was an absolute delight. I would wholeheartedly recommend it to anyone looking for their next holiday retreat. Without a doubt, we are already looking forward to our next visit.

wir haben nun bereits das 4.Mal bei Ihnen eine Ferienhaus gebucht, dieses Mal die Villa Rias in Moraira. Die Organisation und der Zustand unserer Villa war wie immer perfekt.
Wir schätzen Ihre unkomplizierte schnelle Kommunikation und Abwicklung, sowie Ihre Beratung bei der Auswahl der Häuser sehr.
Unsere Urlaube im Raum Benissa wickeln wir deshalb nur noch über Sunnyholidays ab.
